One of the biggest misconceptions I hear from buyers is that every seller reviews offers the same way.
In reality, there isn't one standard process.
Recently, I toured three different homes with buyers in three different communities. Although the homes were similar, each seller had a completely different approach to reviewing offers.
- One established a firm offer deadline.
- One planned to decide later whether to set a deadline based on activity.
- One was simply reviewing offers as they came in.

1. A Firm Offer Deadline
This is probably the process buyers are most familiar with.
The seller announces a specific date and time. For example:
Offers due Monday at 5:00 PM.
Everyone knows exactly when offers must be submitted.
Typically, the seller waits until the deadline has passed before reviewing every offer together and making a decision.
Why sellers choose this approach
A firm deadline gives every interested buyer an opportunity to see the home and prepare an offer. It also allows the seller to compare all offers at once, considering more than just price.
What buyers should know
Having a deadline doesn't mean you should wait until the last minute to prepare.
Strong buyers often have financing, documents, and strategy ready well before the deadline arrives.
2. The Seller May Set an Offer Deadline
Sometimes a listing launches without an offer deadline.
Instead, the listing agent might say something like:
"The seller reserves the right to set an offer deadline if activity warrants."
This usually means the seller wants to see how the market responds before deciding how to proceed.
If several buyers become interested over the first few days, a deadline may be announced.
If activity is slower, the seller may continue reviewing offers individually.
Why sellers choose this approach
This gives the seller flexibility.
They aren't committing to one strategy before seeing buyer interest.
What buyers should know
This is where communication becomes especially important.
Your agent should stay in close contact with the listing agent so you know if the seller's plans change.
3. Reviewing Offers As They Come
Some sellers never establish a deadline at all.
Instead, they review each offer as it's received.
If a strong offer comes in that meets the seller's goals, they may choose to accept it immediately rather than waiting for additional buyers.
Why sellers choose this approach
Sometimes sellers prioritize certainty over creating competition.
They may already have a price in mind and simply want a clean, straightforward transaction.
What buyers should know
Waiting too long can mean missing the opportunity altogether.
If you're serious about a property, it's important to understand how quickly the seller may act.
Each Approach Requires a Different Buyer Strategy
This is the most important takeaway.
The best strategy for one property may not be the right strategy for the next.
A firm deadline creates one set of decisions.
A possible deadline creates another.
No deadline at all creates something entirely different.
That's why buying a home isn't simply about finding the right property, it's also about understanding the seller's process and adjusting your strategy accordingly.
It's About More Than Timing
Many buyers assume success comes down to offering the highest price.
In reality, timing, communication, preparation, financing, contingencies, and understanding the seller's priorities all play an important role.
Knowing how the seller plans to review offers helps you make informed decisions instead of reacting under pressure.
