When Should You Start Preparing to Sell Your Home?
Thinking about selling your home this fall? The planning should start sooner than you might think.
One of the most common misconceptions about selling a home is that you should wait until you’re ready to put the house on the market before calling a REALTOR®.
In reality, some of the most important decisions happen well before the “For Sale” sign goes up.
If you’re considering selling your home in Needham, Newton, Wellesley, Westwood, or the Greater Boston area this fall, now is a good time to start planning. That doesn’t mean you have to be ready to list. It simply means giving yourself enough time to understand your options and make thoughtful decisions.
How Early Should You Contact a REALTOR® Before Selling?
Ideally, I like to talk with potential sellers several weeks or even several months before they want to list their home.
Why so early?
Because there may be decisions to make about:
- Timing
- Pricing and current market value
- Repairs or improvements
- Decluttering and staging
- Photography and marketing
- Buying your next home
- Moving logistics
Starting early gives you options. Waiting until you need to sell can turn decisions that could have been carefully planned into decisions that have to be made quickly.
And having that first conversation doesn't commit you to selling.
What Is Your Home Worth in Today's Market?
Understanding your home's potential market value is an important part of planning your next move.
Online estimates can be a useful starting point, but they don't always account for the things that can make two seemingly similar homes sell very differently.
Condition, location within a neighborhood, updates, floor plan, lot, current competition and recent buyer behavior can all influence value.
A local market analysis can give you a better idea of where your home may fit in the current market.
And that number isn't only important for determining a future list price.
If you're thinking about downsizing, relocating or purchasing another home, understanding your current equity can help you determine what your next move might realistically look like.
What Should You Do to Your House Before Selling?
This is one of the biggest reasons I encourage homeowners to call me before they start preparing their homes.
You may not need to do nearly as much as you think.
Before spending money on renovations, new flooring, landscaping or other projects, it's helpful to understand which improvements are likely to matter to buyers in your particular market.
Sometimes a few strategic changes can make a significant difference.
Other times, a homeowner may be better off leaving something exactly as it is.
The goal isn't to make your home perfect. It's to determine which preparation will help position it most effectively for the market without unnecessarily spending time or money.
Should You Buy a New Home Before You Sell?
For many homeowners, this is actually the biggest question.
Where am I going next?
Should you sell first and then buy?
Should you find your next home before listing your current one?
Could you buy without selling first?
Would a longer closing, rent-back or other strategy help make the transition easier?
There isn't one answer that works for everyone.
Your finances, current inventory, destination, timeline and comfort with risk all play a role. This is why I often think of selling as more than simply putting a home on the market. We need to create a plan for the entire move.
Is Fall a Good Time to Sell a Home in Greater Boston?
Spring may get most of the attention, but fall can also be an excellent time to sell a home in Needham and the surrounding Greater Boston communities.
There are typically buyers who didn't find the right home during the spring market, buyers relocating to the area, and people whose circumstances simply require them to move later in the year.
But fall also has a different rhythm.
Once September arrives, the calendar can move quickly toward Thanksgiving and the holiday season. That makes preparation and timing particularly important.
If you're hoping to sell in the fall, starting the conversation before you're ready to list gives you more control over when and how your home comes to market.
What If You're Not Sure You Want to Move?
That's completely fine.
Sometimes the purpose of an initial conversation isn't to decide how to sell.
It's to decide whether selling makes sense at all.
If your house isn't working for you anymore, your choices may include renovating, rebuilding, downsizing, relocating or finding a different home that better fits your needs.
Understanding the value of your current home, the cost of your alternatives and what's available in the market can make that decision much easier.
