MetroWest Housing Market Update: As Seen in the MetroWest Daily News

I recently had the opportunity to speak with the MetroWest Daily News about what I am seeing in our local housing market as we wrap up the fall season and head toward the holidays. After one of the most active fall markets we have experienced in years, the MetroWest area is returning to a more traditional seasonal rhythm. The article highlighted many of the trends I am seeing every day with buyers and sellers across Needham, Newton, Wellesley, Natick, and surrounding communities.

Here are the key takeaways.

A Return to Traditional Seasonality

During the pandemic, our market operated on a very different cycle. Low inventory and surging demand led to year-round competition and very little slowdown.

This year looks different. We saw the typical strong spring, a softer summer, and then a very active fall. Now, as we head into winter, the pace is easing in a more predictable way. Homes are still selling, but the velocity is more in line with historical patterns.

Yet even with a normal seasonal cooldown, buyer demand has not disappeared. Serious buyers and sellers remain active, especially those who need to move because of life transitions.

Prices Are Still Rising, Just More Gradually

According to the MetroWest Daily News piece, median prices across many MetroWest towns continued to rise this fall. This aligns with what I am seeing on the ground.

Low inventory and steady demand continue to support home values. While the pace of appreciation has slowed from the post-pandemic surge, prices remain stable and are expected to see slight increases heading into 2026.

Turnkey and well staged homes are moving especially quickly. These properties attract multiple groups at once including first-time buyers, downsizers, families, and relocation clients.

Many Buyers Are Waiting on Interest Rates

High interest rates remain a challenge for some buyers. Many are choosing to wait for rates to come down before entering the market. Once that happens, I expect to see a strong wave of pent-up demand. Buyers who have been sitting on the sidelines will re-enter at the same time which could create increased competition in 2026.

Patience is key for both buyers and sellers. The opportunities are there, even in a shifting market.

Winter Slows, But Motivated Buyers Remain

Historically, December and January bring a natural slowdown. Many sellers choose to pause and relist in the new year, while some buyers wait for better timing.

However, properties still sell every month of the year. The buyers and sellers who remain active during the winter months tend to be incredibly motivated. Some are relocating for work, some need more space, and others are downsizing or making lifestyle changes. For these clients, waiting until spring is not always an option.
