One of the most common questions I get from homeowners thinking about selling is:

"How much time do I need to get my home ready for market?"

The answer? It depends!
It could take six days, six weeks, or six months—and all of those timelines are perfectly normal.

Right now, I’m working with several sellers in the Needham area who are all on different timelines. One of them is prepping to list in just a week. Another is aiming for a six-week turnaround. And a third started planning with me six months in advance!

So let’s break down what these different timelines might look like—and how to set yourself up for a smooth and successful sale.

Maybe you’ve already done some decluttering. Maybe you’ve got a moving deadline. Whatever the reason, some sellers need to move fast.

In a 1-2 week timeline, here’s what we focus on:

  • Minor touch-ups: Fresh paint in key areas, fixing squeaky doors or leaky faucets.

This timeline works best when your home is already in good shape and you’re ready to go.

⏱️ 4-8 Weeks: The Sweet Spot

This is one of the most common timelines for homeowners in towns like Needham, Wellesley, and Newton.

Over six to eight weeks, we have time to:

  • Do a thorough walkthrough together to decide what should be fixed or updated.

  • Schedule painters, cleaners, landscapers, and stagers.

  • Handle small renovations (think: new carpet, light fixtures, updated hardware).

  • Get professional photos, video, and virtual tours ready to go.

  • Create a marketing campaign that builds anticipation before the home hits the MLS.

This timeline gives you breathing room—and usually results in a more polished listing.

🗓️ 3-6+ Months: Long-Term Planning

If you know a move is coming but you’re not quite ready to jump in yet, this is the perfect window for a pre-listing strategy.
