Today, while showing a property, a recent graduate student asked me a simple question:
“What do you actually do?”
At first, I thought the answer would be easy.
I'm a REALTOR®.
I help people buy and sell homes.
But the more I thought about it, the more I realized that most people only see a small part of what real estate agents actually do.
They see the open houses.
They see the showings.
They see the signs in front yards.
They might see a social media post celebrating a closing.
What they don't see is everything happening behind the scenes.
And honestly, that's where most of the work happens.
What My Day Looked Like
The funny thing about her question is that she asked it on a day that perfectly illustrated why the answer isn't so simple.
Today alone, I:
- Hosted an open house
- Met a buyer at another property
- Showed a rental for a landlord
- Reviewed market activity and pricing data
- Followed up with clients
- Worked on marketing
- Coordinated details on active transactions
Every one of those activities required a different skill set.
And none of them looked exactly alike.
That's one of the things that makes real estate both challenging and rewarding.
The Answer I Gave Her
After thinking about it for a moment, I told her:
"I help people make important decisions with better information."
The more I reflected on that answer, the more I realized it's probably the simplest way to describe what I do.
Because buying, selling, downsizing, relocating, investing, or renting all involve significant decisions.
People are often making choices that impact their finances, lifestyle, family, commute, retirement plans, or future goals.
My role is to help them understand their options, evaluate the information available, and move forward with confidence.
Real Estate Is About More Than Houses
Most people assume real estate is primarily about houses.
In reality, it's often about people.
A growing family trying to find more space.
A first-time buyer wondering if they're making the right decision.
A homeowner preparing to downsize after decades in the same house.
A family relocating to a new community.
A landlord evaluating rental options.
The house may be the vehicle, but the decision is usually much bigger than the property itself.
Real Estate Is Really Several Jobs in One
When I think about it, a REALTOR® often wears many different hats.
Part Marketer
For sellers, marketing is about much more than putting a home online.
It's understanding buyer behavior, creating a strategy, telling the story of the property, and generating exposure to the right audience.
Part Analyst
I spend a significant amount of time reviewing market data.
Comparable sales help establish value.
Buyer behavior helps determine demand.
Understanding both is critical to helping clients make informed decisions.
Part Negotiator
Whether it's price, terms, inspection items, or timing, negotiation is often one of the most important parts of a transaction.
The goal isn't simply to reach an agreement.
The goal is to reach the right agreement for the client.
Part Project Manager
A real estate transaction involves a lot of moving pieces.
Attorneys, lenders, inspectors, appraisers, contractors, timelines, deadlines, paperwork, and communication all need to come together.
Keeping everything organized is often just as important as finding the right house or buyer.
Part Guide
This may be the most important role of all.
Real estate decisions can feel overwhelming.
There are often questions, uncertainty, and emotions involved.
Helping people understand the process, anticipate what's ahead, and feel confident in their decisions is a big part of the job.
Why I Love It
No two days are ever the same.
One hour I might be discussing pricing strategy with a seller.
The next I could be helping a buyer evaluate whether a property is worth pursuing.
Later in the day I may be reviewing market trends, discussing downsizing options, coordinating a transaction, or showing a rental.
Every client has a different story.
Every situation is unique.
And every decision matters.
That's what keeps the work interesting.
So What Do I Actually Do?
The answer is a little different than most people expect.
I don't just sell houses.
I help people navigate important decisions.
I help them understand the market.
I help them evaluate their options.
And I help them move forward with confidence.
That may not fit neatly into a job title, but after thinking about that student's question, it's probably the most accurate answer I can give.
And it's one of the reasons I love what I do.
